Homeowners often assume their only options are to sell to buy, or stay put. In reality, there’s a third path worth pressure-testing: converting the current home into a rental and using equity strategically.

This approach can create flexibility, but only if:
  • market rent is realistic
  • full carrying costs are accounted for
  • vacancy/repairs are buffered
  • lender qualification is confirmed
  • tax structure is reviewed with an accountant
